M&G Real Estate is the real estate investment arm of M&G Investments, managing real estate debt and equity across the UK, Europe and Asia Pacific. Kaechele has been with the firm for about fourteen years, he says, and covers Germany, CEE and Austria from Frankfurt.
He is a fan of what technology has done to the sector, and says it has moved properties into the twenty-first century, while holding that the capital expenditure behind it has to pan out for investors rather than cost the same whatever the rent.
Beds and sheds still leads the allocation: well located modern logistics alongside hotels, serviced apartments, residential and senior living. On data centers, the asset class the event was loudest about, he stays prudent, saying he is still doubtful, to a certain extent, whether they are for real estate investors on the long run or more for the operators, and describing the land and energy question as a land bank game rather than a real estate one.
He closes on doing the homework before investing, staying prudent through surprise, and keeping a bit of room for optimism, which he says you can scale if you try hard.
